We are recruiting to fill the position below:

Job Title: Senior MEP Manager

Location: Ikoyi, Lagos
Employment Type: Full-time

Job Summary

  • We are seeking a highly accomplished Senior MEP Manager with over 15 years of developer-side or project management experience in large-scale building construction and complex mixed-use developments.
  • In this role, you will represent the developer, serving as the ultimate technical authority for all Mechanical, Electrical, Plumbing, and Firefighting (MEP) systems across the project lifecycle.
  • You will lead MEP strategy from master planning and conceptual design review through to procurement, value engineering, site execution, testing, and final commissioning.
  • Your primary focus will be ensuring that complex high-rise mixed-use systems (integrating retail, residential, commercial, and parking spaces) are delivered on time, within budget, and to the highest standards of energy efficiency and functionality.

Key Responsibilities
Design Management & Value Engineering:

  • Direct and review MEP designs generated by external consultants, ensuring alignment with project briefs, architectural layouts, and structural configurations.
  • Optimize mixed-use spatial integration, resolving complex coordination challenges unique to high-rise mixed-use buildings (e.g., vertical service risers, acoustic isolation between retail and residential zones, and heavy plant room placement).
  • Drive robust value engineering initiatives to optimize capital expenditure (CAPEX) and operational expenditure (OPEX) without compromising system reliability or sustainability goals.

Procurement & Contract Management:

  • Formulate technical specifications and define the Scope of Work (SoW) for MEP packages, including HVAC (chiller plants, VRF), Electrical (substations, DG sets), Plumbing (STP, WTP), and Fire Protection systems.
  • Lead technical evaluations of contractor bids and vendor proposals, collaborating with the procurement team to award major MEP packages.
  • Review and approve specialized vendor shop drawings, Material Deliveries (MRNs), and equipment submittals.

Site Execution & Quality Assurance:

  • Oversee MEP execution on-site, ensuring the main contractor and MEP sub-contractors adhere strictly to approved drawings, quality standards, and timelines.
  • Enforce rigorous QA/QC protocols, conducting routine site inspections and auditing installations for compliance with international and local building codes.
  • Monitor project milestones, proactively identify bottlenecks, and implement mitigation plans to resolve site conflicts or design variations.

Testing, Commissioning & Handover:

  • Lead the testing and commissioning (T&C) of all integrated MEP systems, ensuring seamless automation through the Building Management System (BMS).
  • Manage statutory approvals, coordinating with local authorities to secure necessary clearances (e.g., power grid connection, lift certifications, fire NOCs, and environmental compliance).
  • Coordinate the comprehensive handover of verified MEP systems, operation manuals, and as-built drawings to the facilities management team.

Required Qualifications & Skills

  • Education: Bachelor’s or Master’s Degree in Mechanical or Electrical Engineering.
  • Certifications: Professional Engineer (COREN) license or PMP certification is highly advantageous. Green building credentials (LEED AP, BREEAM, or IGBC AP) are preferred.
  • Experience Portfolio: 15+ years of experience, with a significant portfolio working directly for real estate developers or leading Project Management Consultants (PMCs) on multi-use/high-rise building projects.
  • Technical Mastery: In-depth knowledge of complex centralized HVAC systems, high-voltage electrical distribution, water treatment plants, life safety systems, and automated building management (BMS).
  • Software Coordination: Proficient in reviewing BIM models (Autodesk Revit) for spatial clash detection and navigating project management software (e.g., Primavera P6, MS Project).
  • Codes & Standards: Comprehensive familiarity with global and local building systems standards (e.g., ASHRAE, NFPA, NEC, NBC, or relevant regional statutory codes).

Salary
N750,000 monthly.
